Rosemary Sound in Gulf Breeze: What Buyers Should Know
The short version. Rosemary Sound is a D.R. Horton community on Gulf Breeze Parkway in Gulf Breeze, 32563, in Santa Rosa County. Homes start around $419,900 and run from about 1,580 to 2,932 square feet, with 3 to 5 bedrooms and one, two and three-story plans. The draw is the water. There's a private beach and a community dock on Santa Rosa Sound, plus a pool and a pickleball court. HOA dues are $653 a year, which is low for that amenity package. As of my last check there were 4 homes available and 16 under contract, which tells you how fast this one is moving.

Where it actually is
Rosemary Sound sits on Gulf Breeze Parkway, which is U.S. 98, on the 32563 side of the peninsula. That matters. This is the Midway and Tiger Point stretch heading toward Navarre, not Gulf Breeze Proper in 32561. Both are Gulf Breeze addresses. They price differently, they feel different, and they're a real distance apart.
The community sits along the Gulf Breeze Parkway corridor between Woodlawn Beach and Navarre, with East Bay to the north and Santa Rosa Sound to the south. What that means day to day: you're an easy run east to Navarre and the Navarre Beach boat ramp, a longer drive west into Pensacola across the Pensacola Bay Bridge, and a short hop to Pensacola Beach over the Bob Sikes Bridge. If you're commuting to NAS Pensacola or Corry Station, drive it at rush hour before you sign anything. If you're headed to Hurlburt or Eglin, this location works in your favor.
The layout of the community
The site plan shows five streets: Rosemary Sound Boulevard running the length of the community off Gulf Breeze Parkway, then Rose Button Way, Rosemary Way, Water Cress Way and Sweet Bay Tree Way. The homesites sit in clusters along those streets, with a group of lots at the west end on a cul-de-sac off Rosemary Way that the builder's site plan calls out separately from the rest. Lots that get called out on a site plan are usually the premium ones, so ask what the lot premium is there and what it's buying you: a view, a larger yard, a preserve behind you, or just position.
Two questions to ask with the site plan in front of you. First, what backs up to each lot, since a good chunk of this community borders undeveloped green space and "preserve" can mean protected land or it can mean the next phase. Second, where exactly the private beach and the dock sit relative to your homesite, and whether that's a walk or a drive. On a community strung along a highway corridor, that distance is the difference between using the amenity every week and using it twice a year.
The floor plans
Eleven plans are offered here, in D.R. Horton's Tradition Series: the Beau, Belfort, Biscayne, Creekside, Isamorada, Jubilee, Lily, Magnolia, Pier, Shoreline and Walker. Garages run from none to three cars depending on the plan. Every home includes their Home is Connected smart home package.
The spread from 1,580 to 2,932 square feet is wide for one community, which is good and bad. Good because you can find a fit. Bad because a small plan sitting next to a large one affects your resale comps. When we look at a specific homesite, I'll pull what's actually closed nearby rather than relying on the price sheet.
The water is the reason to buy here, and the dues are the surprise
A private beach and a community dock on Santa Rosa Sound are genuine amenities, not marketing lines. The Sound is calmer than the Bay, it's the protected run toward Pensacola Pass, and beach and dock access without owning waterfront is the kind of thing buyers pay a premium for later. Add the pool and the pickleball court and this community has more shared amenity than most new subdivisions in Santa Rosa County.
HOA dues are $653 a year. That's about $54 a month, and it covers the pool, the pickleball court, the private beach and the community dock. For comparison, plenty of Santa Rosa County subdivisions charge similar dues for a sign at the entrance and some common-area mowing. Waterfront access at that number is the single best value story this community has.
One thing worth asking anyway: how the reserves look. A private beach and a dock are shared waterfront structures, and storms find them. Low dues are great until a special assessment shows up. Ask for the budget and the reserve study, not just the dues figure. I'll request both for you.
What you need to verify before you write an offer
D.R. Horton's page doesn't publish all of this, and it's exactly the stuff that changes your monthly payment. I pull all five for clients on every new construction deal.
1. The HOA budget and reserves. Dues are $653 a year, which is confirmed and low. What isn't public is how the reserves look behind the private beach and the dock. Ask for the budget, the reserve study and the rules.
2. Whether there's a CDD. A community development district adds an assessment to your tax bill on top of HOA dues. Some Florida communities have one and some don't. It's a yes or no question with a real dollar answer, and it should be settled before you fall for a floor plan.
3. Flood zone and elevation for the specific lot. This is waterfront-adjacent land in Santa Rosa County. Zones vary lot to lot, not community to community. Pull the address on FEMA's Flood Map Service Center and get an insurance quote during your inspection period. On a home near the Sound, that quote can swing your payment by hundreds a month.
4. The assigned schools. This address is in Santa Rosa County District Schools, and assignments depend on the exact address. Check it on the district's school locator and confirm with the district if it's a deciding factor. Don't trust a sales rep or a listing on school zoning.
5. What the incentive actually costs you. Builder incentives here, as everywhere, usually require using their preferred lender. Sometimes that's a genuinely good deal. Sometimes the rate buydown is funded by a higher price. Get a competing loan estimate from an outside lender and compare the two side by side. That one step is worth more than any negotiation on finishes.
Register your own agent on the first visit
This is the part people learn too late. The friendly person at the model works for D.R. Horton and represents the builder's interests, not yours. In most cases you can bring your own agent at no cost to you, but you have to register that agent on your very first visit. Walk in alone, and you generally can't add representation later.
What I do on a new construction purchase: review the builder contract before you sign, watch the timeline against your actual move date, attend the pre-drywall and final walkthroughs, hold the builder to the punch list, and run an independent home inspection. New does not mean flawless. I've found plenty on brand-new homes.
Is Rosemary Sound a good investment?
Honest answer: it depends on your timeline. Buying into an actively selling community means competing with the builder on resale for as long as they have inventory. If you need to sell in two years, you may be selling against new homes with incentives. If you're staying five or more years, the water access and the amenity package are the things that hold value here, especially as the Gulf Breeze Parkway corridor fills in.
