Pensacola Military PCS and VA Loan FAQ
Start here. This page answers the questions military families actually ask before a move to the Pensacola area, in plain language. VA loans, BAH, the bases, Florida's tax exemptions for veterans, flood and wind insurance, schools, and how to time a purchase around your orders. Every answer stands on its own, so jump to what you need.

Getting started
What's the first thing I should do after I get orders to Pensacola?
Three things, in this order. Get your VA Certificate of Eligibility (you can pull it on VA.gov in minutes). Get pre-approved with a lender who closes VA loans in Florida every week. Then pick an agent and tell them your report date, your commute base, and whether your household goods are shipping or you're doing a personal procured move. Everything else follows from those. Most families I work with start 60 to 90 days out, and the ones who start earlier get better choices.
Can I start house hunting before my orders are final?
Yes, and you should. You can get your COE, get pre-approved and learn the neighborhoods before anything is official. What you can't do is close on a home with a VA loan before you can document the assignment, because the lender needs to verify income and occupancy intent. Treat the pre-orders window as research time. When the orders drop, you're not starting from zero.
Do I need a real estate agent, or can I just work with the listing agent?
You can call listing agents directly, but understand what that means. The listing agent has a signed agreement to represent the seller's interests. On a VA purchase, with appraisal requirements, inspection negotiations and a hard report date, having someone whose only job is your side of the deal matters. A buyer's agent also costs you nothing in many transactions, because compensation is negotiated in the contract. Ask any agent to show you in writing how they get paid before you sign anything.
Can I buy a home in Pensacola without visiting first?
Yes. We do this constantly. Live video walkthroughs where you control what we look at, full photo sets, drone footage of the street and the neighborhood, the inspection report sent the day it's done, and remote closing with a mobile notary or a power of attorney. If you can get here for a two-day trip, take it. If you can't, this works.
What is the Military Relocation Professional (MRP) designation?
MRP is a National Association of REALTORS® certification for agents who work with military buyers and sellers. The coursework covers VA loan mechanics, the pace of a PCS timeline, SCRA protections and the practical realities of buying with orders in hand. It isn't a guarantee of anything on its own. It does mean the agent has been trained on your loan and your timeline rather than learning on your deal. I hold it.
The bases around Pensacola
What military installations are in or near Pensacola?
NAS Pensacola sits on the south end of Escambia County and is home to Naval Aviation Schools Command, the Naval Aviation Technical Training Center, the Blue Angels and Naval Hospital Pensacola. Corry Station, a few miles north, houses the Information Warfare Training Command. Saufley Field is northwest of the city. NAS Whiting Field is in Milton, about 35 miles northeast, and runs primary and helicopter flight training. Farther east in Okaloosa County are Hurlburt Field and Eglin Air Force Base, roughly 45 to 70 minutes away depending on traffic.
How long is the drive to NAS Pensacola from the main areas people live?
From the Warrington and Myrtle Grove area, 10 to 15 minutes. From downtown Pensacola or East Hill, about 20 to 25. From Gulf Breeze, 25 to 40 depending on the Pensacola Bay Bridge. From Pace or Milton, 40 to 55. From Navarre, 45 to 60. Drive your real route at the hour you'll actually drive it before you commit. Bridge traffic is the single most underestimated thing about living here.
Where do most NAS Whiting Field families live?
Milton and Pace, mostly, because the commute is short and you get more house for the money. Some student pilots live in Pensacola or Gulf Breeze and accept the drive to be closer to the water and to town. If both spouses work and one job is in Pensacola, Pace splits the difference better than Milton does.
What are the best neighborhoods near Corry Station?
Corry sits close to Warrington, Myrtle Grove and Bellview, which are the shortest commutes. Many Corry families also choose Perdido Key, Innerarity Point or the Pensacola side of Perdido Bay for the water, or East Hill and Cordova Park for older homes closer to downtown. Corry's central location is an advantage. Almost everything in Escambia County is a reasonable drive.
Should I live on base or off base?
On base means no separate utility bills, a short commute and simple move-in, and you give up BAH. Off base means you keep your BAH, you choose your school zone and neighborhood, and you can build equity if you buy. Waitlists for base housing vary by installation and family size, so contact the housing office as soon as you have orders and get on a list while you look off base. Having both options open costs you nothing.
Is there a military hospital in Pensacola?
Naval Hospital Pensacola is on NAS Pensacola and serves active duty, dependents and retirees. There are also branch health clinics, including at Corry Station and Whiting Field. The area has a large retiree population, so the civilian network that takes TRICARE is deeper here than in a lot of duty stations.
What's NAS Pensacola known for?
It's called the Cradle of Naval Aviation. It's home to the Blue Angels, the National Naval Aviation Museum, Barrancas National Cemetery and the aviation training pipeline that brings thousands of students through every year. For a homebuyer, the practical effect is a steady stream of arrivals and departures, which keeps both the rental market and the resale market moving.
VA loans
Can I use my VA loan to buy in the Pensacola area?
Yes, and most of my military buyers do. A VA loan needs no down payment, carries no monthly mortgage insurance, and the rate is usually competitive with or better than conventional. You'll pay the VA funding fee unless you're exempt, and it can be rolled into the loan. It's the strongest loan product available to you here.
How do I get a Certificate of Eligibility?
Fastest route is VA.gov, signed in with your login, usually instant. Your lender can also pull it through the VA portal in minutes. If you're active duty you'll need a statement of service. If you've separated, your DD-214 does it. Get it early, because it's free and it removes a question mark from your offer.
What is the VA funding fee and who doesn't pay it?
It's a one-time fee, charged as a percentage of the loan, that funds the program. The percentage depends on whether it's your first use and how much you put down, and the current table is on VA.gov. You're exempt if you receive VA compensation for a service-connected disability, if you're a Purple Heart recipient on active duty, if you're rated as if entitled to compensation from a pre-discharge exam, or as a surviving spouse receiving DIC. Exemptions are worth real money, so if you think you qualify, tell your lender before closing. If you pay it and the exemption later gets approved retroactively, a refund is possible.
Can I use a VA loan more than once?
Yes. There's no limit on the number of times you can use it. When you sell and pay off a VA loan, your entitlement is typically restored, and you can use it again. That's why so many career families own homes at multiple duty stations over 20 years.
Can I have two VA loans at once?
Often, yes. If you PCS and keep your first home, you may be able to buy at the new duty station with your remaining entitlement. How much you can borrow without a down payment depends on the entitlement left and the county loan limit rules your lender applies. Get this modeled by your lender before you list or rent out the first house, because the order you do things in changes the answer.
Is a VA appraisal different from a regular appraisal?
Yes, in two ways. It sets the value like any appraisal, and it also checks the home against VA Minimum Property Requirements, which cover things like a sound roof, working systems, safe water and no obvious hazards. In Florida, roof condition and remaining roof life get real attention. The other difference is the escape clause: if the appraisal comes in below the contract price, you can walk without losing your deposit, even though your contract says otherwise.
What does the VA appraiser look for in a Florida home?
Roof condition and remaining life, evidence of leaks or water intrusion, working HVAC, electrical and plumbing, crawl space and drainage issues, and safety hazards like exposed wiring or broken steps. Wood-destroying organism inspections are a Florida reality, and your lender will tell you who pays for what. Older homes and older roofs are where VA deals most often need a repair negotiation.
Can I buy a condo with a VA loan in Pensacola or Perdido Key?
Only if the condo project is on the VA-approved list, or gets approved. Many beach and Perdido Key buildings are not approved, often because of rental ratios or reserve issues. Before you fall for a unit, have your lender check the project's VA status. If it isn't approved, your options are a conventional loan, a different building or waiting on an approval process that can take months.
Can I assume someone's existing VA loan?
Sometimes, and in a high-rate market it's worth asking. VA loans are assumable with lender approval. The catch is you usually have to cover the difference between the price and the loan balance in cash, and if you're not a veteran substituting your own entitlement, the seller's entitlement stays tied up until that loan is paid off. That's a big deal for a seller who wants to buy again. Both sides need to understand it before signing.
What is a VA IRRRL?
It's the VA's streamlined refinance, the Interest Rate Reduction Refinance Loan. Lighter paperwork, usually no new appraisal, and it's meant for lowering your rate on an existing VA loan. If you buy now at a higher rate, an IRRRL is the tool you'd use if rates drop later.
Who pays my agent on a VA purchase?
Agent compensation is negotiable and spelled out in writing. It can come from the seller, from the listing brokerage's offer of compensation, or in some cases from the buyer. VA policy on buyers paying their own agent changed in 2024, so this is an area where you want current guidance from your lender and your agent rather than a rule you read somewhere two years ago. Ask both of us to put it in writing.
What closing costs should I expect on a VA loan here?
Lender fees, the appraisal, title and settlement charges, recording fees, prepaid taxes and insurance for your escrow account, and the funding fee unless you're exempt. Florida's documentary stamp tax on the mortgage and the intangible tax on the note are typically buyer costs. The VA limits certain fees you can be charged. Seller-paid closing cost help is common here and is a negotiating point on nearly every deal I write.
Do I need a down payment at all?
No. Full VA entitlement with no down payment is standard. Some buyers put money down anyway to lower the funding fee percentage or the payment. That's a math question your lender can run both ways in about ten minutes.
What zero-down options exist besides VA?
USDA Rural Development loans cover parts of Santa Rosa and Escambia counties outside the city limits, with income limits. Florida Housing offers down payment assistance programs, some aimed at veterans and active duty. Conventional 3% down and FHA 3.5% down are also on the table. For most eligible service members, VA still wins on total cost, but it's worth having your lender compare.
BAH and affordability
What are the current BAH rates for Pensacola?
BAH is set once a year, effective 1 January, and it varies by your duty ZIP code, pay grade and dependency status. I'm not going to print a number that's wrong by January. Use the official DoD BAH calculator at defensetravel.dod.mil and enter your grade and duty ZIP. Then bring that number to your lender, because how much house it buys depends on your rate, taxes and insurance, not just the allowance.
Do I keep my BAH if I buy instead of rent?
Yes. BAH is based on your duty station, grade and dependency status, not on whether you rent, buy or own outright. Buying doesn't reduce it.
Can I afford a home here on BAH?
Many families can, especially with no down payment and no mortgage insurance. Two Pensacola-specific things decide it. First, insurance, which varies a lot by flood zone, roof age and wind features. Second, property taxes, which differ between Escambia and Santa Rosa counties and reset when the home sells. Have your lender quote you a full payment including taxes and insurance on a specific address, not a generic estimate.
Why do BAH rates differ between Pensacola and Whiting Field?
BAH is tied to military housing areas, and NAS Pensacola and NAS Whiting Field sit in different ones. Two neighbors in the same subdivision can draw different allowances because they report to different installations. Your duty station ZIP is what matters, not where you live.
Is renting or buying smarter for a two-year tour?
Run the numbers honestly. Buying carries roughly 1% to 2% of the price in buyer closing costs going in and a commission plus about 1.5% in seller costs coming out. On a short tour, you're betting that appreciation and principal paydown cover that. Sometimes they do. What tips it for a lot of flight students is the option to keep the home as a rental. Pensacola's rental demand is steady because the training pipeline never stops.
Should I buy at the top of what I'm approved for?
No. Your approval amount is what a computer says you can carry, not what you should carry with a deployment, a spouse job change and a Florida insurance renewal in your future. Most of my military buyers land comfortably below the max, and none of them have regretted it.
What does homeowners insurance run in Pensacola?
It swings widely. The drivers are distance to water, flood zone, roof age and material, and wind mitigation features like straps, clips and impact windows. A newer home inland with a new roof is a different quote than a 1970s home near the water with a 15-year-old roof. Never take an estimate. Get real quotes on the specific address during your inspection period.
Florida taxes and veteran exemptions
Does Florida tax military pay?
Florida has no state income tax at all, so military pay, retirement pay and VA disability compensation are not taxed by the state. For a lot of families moving from Virginia, Maryland or California, that's the single biggest change in the monthly budget.
How does the homestead exemption work?
If the home is your permanent residence as of 1 January, you can apply for homestead exemption with the county property appraiser, and it takes up to $50,000 off your assessed value for most taxing purposes. The deadline to file is 1 March. Just as important, homestead triggers Save Our Homes, which caps how much your assessed value can rise each year. Over a few years that cap is often worth more than the exemption itself.
Are there extra property tax exemptions for veterans?
Yes, several. Florida offers an additional exemption for veterans with a service-connected disability rating of 10% or more, a larger benefit for veterans rated permanently and totally disabled from a service-connected condition, and a discount for combat-disabled veterans age 65 and older based on the disability percentage. There are also provisions for surviving spouses and for service members deployed outside the United States during the previous calendar year. Amounts and eligibility rules are set by statute, so apply through the Escambia County or Santa Rosa County Property Appraiser and let them confirm what you qualify for.
Do 100% disabled veterans pay property tax in Florida?
A veteran with a permanent and total service-connected disability who holds homestead on the property may qualify for a total exemption from ad valorem property taxes. This is one of the most valuable benefits in the state, and it's also one people don't find out about for years. If you have or expect that rating, talk to the property appraiser's office as soon as you close.
What is homestead portability?
If you already own a homesteaded Florida home and buy another one in Florida, you can transfer a large portion of your accumulated Save Our Homes savings to the new home. It has to be done within the statutory window and you file for it with your new county. If you're moving within Florida, ask about this before you close. It's real money and nobody applies it for you.
Can I keep my homestead exemption if I PCS out and rent the house?
Florida law has provisions that let a service member keep homestead status while absent on military orders, under specific conditions. This is exactly the kind of question to put in writing to the county property appraiser rather than to rely on advice from a website or a neighbor. Get their answer in an email and keep it.
When do property taxes change after I buy?
Florida assesses at market value on 1 January after a sale, so the seller's tax bill is often much lower than what you'll pay, especially if they held homestead for years. Never budget off the current owner's tax bill. Ask me or your lender to estimate taxes at your purchase price. This is the number one payment surprise I see with out-of-state buyers.
Flood, wind and hurricanes
Do I need flood insurance near NAS Pensacola?
If the home is in a FEMA Special Flood Hazard Area and you have a mortgage, flood insurance is required. Plenty of homes here are in zone X, where it's optional but often cheap and still smart. Coverage comes through the NFIP or private carriers, and rates depend on elevation, construction and the property's flood history.
How do I find out a home's flood zone?
The FEMA Flood Map Service Center at msc.fema.gov gives you the official zone by address. Your insurance agent will pull it too. Ask the seller for an elevation certificate. If one exists, it can significantly change the premium, and if the home doesn't have one, it may be worth paying a surveyor a few hundred dollars for it.
What is wind mitigation and why does everyone here talk about it?
It's an inspection that documents features that help a home survive high wind: roof shape, roof deck attachment, roof-to-wall connections like straps and clips, secondary water barriers and opening protection. Florida insurers are required to give credits for these features, and the credits can be large. Getting a wind mitigation inspection on a home you're buying is one of the highest-return few hundred dollars you'll spend.
Does roof age matter that much?
Yes. In Florida, roof age can decide whether a home is insurable at a normal price. Many carriers get restrictive with shingle roofs past roughly 15 years, and some want a roof inspection well before that. This affects VA loans too, since the appraiser looks at remaining roof life. When you're comparing two homes, the one with a five-year-old roof may cost less to own than the one with a fifteen-year-old roof at the same price.
What is a four-point inspection?
An insurance inspection of roof, electrical, plumbing and HVAC, usually required on older homes before a carrier will write a policy. It isn't the same as your home inspection and it isn't for your benefit. Budget for both.
What happens if I PCS in during hurricane season?
Season runs 1 June through 30 November. The practical issue for buyers is that insurance carriers stop writing new policies when a storm is named and inside a certain distance. That means a closing can get delayed until binding reopens. If you're closing in the fall, bind your insurance early rather than the week of closing. That one step prevents most storm-related delays.
Is Pensacola safe to buy in, given hurricanes?
People have been building and rebuilding here for 400 years. What matters is choosing well and insuring properly: elevation, flood zone, roof, wind features and construction era. Homes built to Florida's post-2002 code perform differently than 1970s construction. Buy with your eyes open and the risk is manageable. Ignore it and you find out during your first renewal.
Is flood insurance transferable from the seller?
An NFIP policy can sometimes be assumed by the buyer, which can preserve an older, cheaper rating on some properties. Ask early, because it has to be handled before closing. Your insurance agent will know whether it's worth pursuing on that specific home.
Neighborhoods and schools
What are the best neighborhoods for military families?
It depends on your base and what you want out of the house. For the shortest commute to NAS Pensacola, look at Warrington, Myrtle Grove and Bellview. For historic homes and walkability, East Hill, North Hill and Downtown. For newer construction and yard space, Beulah, Cantonment, Pace and Milton. For water access, Gulf Breeze, Perdido Key, Innerarity Point and Pensacola Beach. For Whiting Field, Milton and Pace. I'd rather ask you three questions and shortlist four areas than hand you a ranked list that ignores your situation.
Gulf Breeze or Navarre for a military family?
Gulf Breeze is closer to NAS Pensacola and Corry, with a short bridge hop to Pensacola Beach and generally higher prices. Navarre is farther east, usually more house for the money, and better positioned if you're headed to Hurlburt or Eglin. Both are in Santa Rosa County. The deciding factor is almost always the commute and which base you're reporting to.
How do the school districts work here?
Escambia County Public Schools covers Pensacola, Perdido Key, Beulah and Cantonment. Santa Rosa County District Schools covers Gulf Breeze, Navarre, Pace and Milton. Assigned schools depend on the exact address, and boundaries change as new schools open. Check the address with the district's school locator, and confirm with the district if it's a deciding factor. Never trust a listing for school zoning.
What are Purple Star schools?
Florida's Purple Star designation recognizes schools that have taken specific steps to support military-connected students: a staff point of contact, a transition program, professional development for teachers and a dedicated page for military families. If you're moving mid-year with kids, it's a useful signal. Ask your school directly whether they hold the designation.
What is the Interstate Compact for military children?
It's an agreement among all 50 states, including Florida, that smooths school transitions for military-connected kids. It covers things like records transfer, course placement, eligibility for activities and graduation requirements when a student moves in the middle of high school. If a school tells you your student can't enroll in something because of a transfer, ask specifically about the compact.
Are there EFMP resources in the Pensacola area?
Yes. Naval Hospital Pensacola and the Fleet and Family Support Center support EFMP families, and both school districts have exceptional student education departments. If you have an EFMP enrollment, connect with the local coordinator before you choose a neighborhood, because the availability of specific services and programs can genuinely shape where you should live.
Can my spouse find work here?
The largest employers include the military installations themselves, Baptist Health Care, Ascension Sacred Heart, the school districts, Navy Federal Credit Union's large Pensacola campus and a growing tourism and hospitality sector. Florida participates in license reciprocity programs for military spouses in many licensed professions, so if your spouse holds a license in another state, look into it before you move.
Is Perdido Key a good place for a military family?
It can be, with tradeoffs. It's beautiful, it's a reasonable drive to Corry and NAS Pensacola, and a lot of the inventory is condos and vacation rentals, which means HOA fees, rental activity in your building and VA condo approval questions. Families who want a yard and a school bus usually end up on the mainland. Families who want the water take the tradeoffs happily.
What about Innerarity Point?
Innerarity Point sits between Perdido Bay and the Intracoastal on the way to Perdido Key. It's quieter, more single-family than the Key, with a lot of waterfront and water-access homes. It's one of the few places near Pensacola where you can get real water frontage without beach-condo dynamics. Insurance and flood zone matter a lot here, so budget for those before you shop.
PCS timing and logistics
How long does a PCS move to Pensacola take?
From orders in hand to keys in hand, 45 to 75 days is typical if you're buying. A VA loan usually closes in 30 to 45 days from contract, and finding the right home takes two to six weeks depending on inventory. Work backward from your report date and add two weeks of cushion. Deals slip for reasons nobody controls, like an appraisal queue or a named storm.
What's the best time to fly in for a house hunting trip?
Once you're pre-approved and we've narrowed to two or three areas. A well-planned two-day trip with eight to twelve homes beats a vague week of driving around. Come with your must-haves and your commute tolerance settled, because that's what turns a trip into a contract.
What is a PPM or DITY move and how does it change my timeline?
A personally procured move means you move your household goods yourself and get reimbursed a percentage of what the government would have paid. It gives you control of the calendar, which matters if your closing date moves. The tradeoff is that you're doing the work and fronting some costs. If you're buying, a PPM often pairs well, because you're not stuck with a delivery date that lands before you own a house.
What lodging help do I get while I'm house hunting?
For CONUS moves, Temporary Lodging Expense (TLE) covers a limited number of days of lodging and meals around the move. Air Force families may use Temporary Lodging Facilities on base. TLA applies to OCONUS. Rules and day limits change, so confirm current entitlements with your losing and gaining commands. The practical planning point is that you have a limited lodging budget, which is another argument for having your financing done before you arrive.
Can I buy while I'm deployed or on a remote assignment?
Yes. A specific power of attorney, drafted for a real estate purchase, lets your spouse or another trusted person sign. VA occupancy rules can be satisfied by a spouse occupying the home in many cases. Set up the POA well in advance, and have your title company review the language before you need it. A POA that the title company won't accept is worse than none at all.
What is the SCRA and how does it protect me?
The Servicemembers Civil Relief Act provides protections including a 6% interest rate cap on obligations incurred before you entered active duty, protections against default judgments and foreclosure, and the right to terminate a residential lease early on qualifying PCS or deployment orders. If you're renting first and then buying, the lease termination provision is the one you'll use.
Should I rent first and buy later?
It's a defensible plan, especially if you've never been to the area or your assignment might change. Rent for six months in the area you think you want, then buy with local knowledge. The cost is two moves and a rental market that's tight here in the summer. If your orders are solid and your gut is settled, buying up front usually costs less in total.
What if my orders change after I'm under contract?
Tell me and the lender immediately. Depending on timing, options include extending, renegotiating or terminating under a contract contingency. Florida contracts don't include an automatic military clause, so if there's real uncertainty, we address it in the contract language up front rather than hoping.
The 90-day PCS home buying timeline
What should I be doing 90 days out?
Pull your Certificate of Eligibility. Get pre-approved with a lender who does VA loans in Florida regularly, not one who does a few a year. Ask that lender for a payment estimate at three price points including Florida taxes and insurance. Start watching listings in two or three areas so you learn what things actually cost. Contact the base housing office and get on a waitlist, because keeping both doors open costs nothing.
60 days out?
Narrow to two areas and schedule a house hunting trip if you can travel. Decide whether your household goods are shipping or you're doing a PPM, because that sets how much date flexibility you have. Line up your insurance agent now, before you have a specific address, so quotes come back in a day instead of a week.
45 days out?
This is the window where most of my military buyers go under contract. A VA loan takes 30 to 45 days from contract to close, so a contract at 45 days out lands you close to your report date with a little cushion. Order the home inspection and the wind mitigation inspection in the first few days of your inspection period, not at the end.
30 days out?
Appraisal is ordered, inspections are done, and you're negotiating repairs if you need to. Lock your rate if you haven't. Get insurance bound, especially if it's hurricane season. Send the lender anything they ask for the same day, because underwriting delays are almost always document delays.
The last two weeks?
Final walkthrough, closing disclosure review, wire instructions verified by phone with a number you looked up yourself, and utilities scheduled. Then you get the keys. If you're closing remotely, we confirm the notary or the power of attorney a week ahead, not the day before.
New construction and other paths
Can I use a VA loan on new construction here?
Yes, on a completed or nearly completed home from a builder. Pensacola, Pace, Cantonment, Beulah and Milton all have active new construction, and builders here frequently offer incentives toward closing costs or a rate buydown. Two things to watch. Register your own agent on the very first visit to the model, because the builder's rep represents the builder. And make sure the completion timeline fits your report date, since build delays are common and your orders are not flexible.
Should I buy a fixer upper with a VA loan?
Be careful. VA Minimum Property Requirements mean a home with a failing roof, active leaks or major system problems can fail the appraisal. There are renovation loan products, but they add time you may not have on a PCS. For most military buyers on a deadline, a home that needs cosmetic work is fine and a home that needs structural or roof work is a fight you don't want on this timeline.
What about buying an investment property while I'm stationed here?
Common and reasonable, but understand the loan. VA is for a primary residence. Many families buy with VA, live in it, then keep it as a rental when they PCS and use conventional financing for the next one. If you want a pure rental from day one, plan on a conventional investor loan with a down payment. Pensacola's rental demand near the bases is steady, which is why this works here.
Are there homes near the bases that won't qualify for insurance?
Some. Older roofs, homes with original electrical like aluminum branch wiring or federal Pacific panels, mobile and manufactured homes, and properties with open claims can all be hard to insure at a normal price. Your insurance agent should screen the address before you're deep into an inspection period. In Florida, insurability is part of whether a home is worth buying, not an afterthought.
What about Eglin AFB and Hurlburt Field families?
You have a real choice to make. Living in Navarre or Gulf Breeze puts you between Pensacola and the Okaloosa bases, with a longer commute east but access to everything Pensacola offers. Living in Niceville, Crestview or Fort Walton Beach puts you next to Eglin and Hurlburt. If your spouse works in Pensacola or your kids are settled in Santa Rosa County schools, the Navarre split makes sense. If not, the eastern towns usually win on drive time.
What about Saufley Field?
Saufley sits northwest of Pensacola, which makes Bellview, Ensley, Beulah and Cantonment easy commutes, along with much of the west side. It's a smaller installation than NAS Pensacola, so most families pick their neighborhood based on schools and house type rather than proximity.
Common VA loan myths
"VA loans take forever to close."
They close in the same 30 to 45 days as most conventional loans when the lender does them routinely. The delays people remember come from appraisal repair issues on older homes, not from the loan type. Pick a lender who closes VA loans every month and the timeline is normal.
"Sellers won't accept VA offers."
Some listing agents still believe this, which is why how your offer is presented matters. A VA buyer with full entitlement, a strong pre-approval, a reasonable inspection posture and a firm closing date is a good buyer. I write the offer so the seller sees that. In a market with a lot of military buyers, agents here see VA offers constantly.
"I have to pay mortgage insurance."
No. VA loans have no monthly mortgage insurance at all. There's a one-time funding fee unless you're exempt. Over a few years, that difference alone is often worth thousands compared to a low-down-payment conventional loan.
"I used my VA loan once, so it's gone."
Not true. Entitlement is typically restored when the loan is paid off, and you may be able to buy again with remaining entitlement even while keeping the first home. This is the single most common thing career families get wrong.
"I need perfect credit."
The VA doesn't set a credit score minimum. Lenders set their own overlays, and those vary. If one lender says no, a second may say yes. Ask why the answer was no, because sometimes the fix is small and takes 60 days.
When you PCS out
Can I keep my Pensacola home as a rental?
Yes, and many families do. Pensacola's rental demand is steady because the training pipeline brings new arrivals year-round. Think through management from a distance, insurance changes when a home becomes a rental, and what it does to your tax picture and your VA entitlement if you want to buy again. Decide before you PCS, not after.
Does a VA loan require me to live in the home?
Yes. VA loans are for a primary residence, and you generally certify intent to occupy within a reasonable time after closing. After you've lived there and then get orders elsewhere, renting it out is normally fine. Buying a home with a VA loan that you never intend to occupy is not.
How do I sell fast when I'm PCSing out?
Start 60 to 90 days before your report date if you can. Gather your documents first: survey, elevation certificate, wind mitigation report, roof documentation, permit history and HOA documents. Price into the band buyers are actually searching. Fix only the items that affect insurability and financing. In this market, the paperwork and the price are what create speed, not fresh paint.
What if I owe more than the house is worth?
Talk to me and to your lender early. Options can include bringing cash to closing, renting it out until values catch up, or in hard cases a short sale. The VA also has loan technicians who help borrowers in trouble. The worst version of this is finding out three weeks before your report date.
Should I use a property manager?
If you're leaving the state, usually yes. Typical management runs a percentage of monthly rent plus a leasing fee. The value is in tenant screening, Florida-specific lease compliance, maintenance coverage and someone local during a storm. I can refer managers who work with military owners regularly.
Do I need to change my insurance if I rent the house out?
Yes. A standard homeowners policy isn't written for a rental. You'll need a landlord or dwelling policy, and you should require renters insurance from your tenant. Tell your carrier before the tenant moves in, not after a claim.
