New Home Communities in Pensacola FL: Full 2026 List by Area
More than 40 new home communities are actively selling across the Pensacola metro, from the low $230,000s in west Pensacola to the $500,000s on Perdido Key. The biggest concentrations are Cantonment and north Escambia County, the Pace and Milton corridor in Santa Rosa County, and the Gulf Breeze Parkway stretch toward Navarre. The most active builders here are D.R. Horton, Adams Homes, Lennar, Holiday Builders, DSLD Homes and Maronda Homes.
If you're shopping new construction around Pensacola, the hardest part isn't finding a house. It's keeping track of who's building where, and what you actually get for the money in each area.
So here's the full picture, area by area, with starting prices as of late September 2026. Builder pricing moves constantly with incentives and phase releases, so treat every number as a starting point and ask me for what's really available this week.
Cantonment and north Escambia County
This is the busiest growth area in Escambia County right now, and it's where your dollar goes furthest.

What you're trading for the price: a longer commute to NAS Pensacola or downtown, and a drive to most shopping. What you get: newer everything, bigger lots than you'll find in town, and a whole lot of homes in the $250,000 to $300,000 range that simply don't exist in East Hill or Cordova Park.
Drive your actual commute before you commit. Cantonment to downtown at 7:30 on a Tuesday is a different trip than Cantonment to downtown on a Saturday.

This list covers a huge geographic spread, which is why the prices run from the low $230,000s to over $700,000. The Beulah and 32526 corridor west of I-10 is where most of the volume is. Lost Key Townhomes sits out on Perdido Key, which is a different market entirely and priced like one.
Pace
Pace has gone from about 5,000 residents in 2010 to over 50,000 today, and the building has followed.

Pace is in Santa Rosa County, which means a different school district, different property appraiser and different permitting office than Escambia. If school zoning matters to you, check the exact address with the Santa Rosa County school locator, because boundaries here shift as new schools open.

Milton is where NAS Whiting Field families land most often, and it's the best value per square foot in the metro right now. If you're flying out of Whiting, this is your shortest commute by a wide margin.

You pay a premium on this side of the bridge, and the water access is why. Rosemary Sound is the one I get asked about most, because it has a private beach and a community dock on Santa Rosa Sound with HOA dues of just $653 a year. Four things that decide whether a new build is a good deal
Insurance, before anything else. Two homes at the same price in different communities can have very different insurance costs. Flood zone, elevation, distance to water and construction details all move the number. Get real quotes on the specific address during your inspection period, not an estimate from the sales office.
Whether there's a CDD. A community development district adds an assessment to your tax bill on top of HOA dues. Some communities here have one. It's a yes or no question with a real dollar answer, and you want it settled before you pick a lot.
What the incentive actually costs. Builder incentives almost always require using their preferred lender. Sometimes that's a genuinely good deal. Sometimes the rate buydown is funded by a higher price. Get a competing loan estimate from an outside lender and compare them side by side. That one step is worth more than any negotiation over finishes.
What's going in behind you. That green space on the site plan might be protected land, or it might be phase three. Ask, and get the answer in writing.
Register your agent on the first visit
This is the part people learn too late, and it costs them.
The person at the model home works for the builder. They represent the builder's interests in your transaction, not yours. In most cases you can bring your own agent at no cost to you, but you have to register that agent on your very first visit. Tour alone, and you generally can't add representation later.
What I do on a new construction purchase: review the builder contract before you sign, watch the build timeline against your actual move date, attend the pre-drywall and final walkthroughs, hold the builder to the punch list, and run an independent home inspection. New does not mean flawless. I've found plenty on brand-new homes.
