East Hill vs Cordova Park: Which Pensacola Neighborhood Fits You?
Quick answer, as of October 2026. East Hill costs more and gets you walkable historic streets five minutes from downtown. Cordova Park costs less and gets you bigger lots and mid-century brick ranches under old oaks. Over the three months ending June 2026, Redfin put the East Hill median sale price at $507,324, with homes going under contract in a median 48 days. Cordova Park came in at $437,348 and 60 days. Both neighborhoods are small, so those medians bounce around month to month. Pick on the street and the house, not just the headline number.

Why these two get compared so often
They're next door to each other. Bayou Texar is basically the seam between them.
East Hill runs east of 9th Avenue toward the bayou, north of Belmont. Cordova Park picks up north of the bayou and runs up toward Summit Boulevard and Airport Boulevard, with 12th Avenue on its west side. Same city, same county, same general part of town.
But they feel completely different the second you drive through. And that's exactly why buyers get stuck choosing between them.
Full disclosure, I'm biased about one of them. Our office is at 9th and Gadsden, right in East Hill. I'm on these streets every single day.
The numbers, side by side
| East Hill | Cordova Park |
| Median sale price (3 months ending June 2026) | $507,324 | $437,348 |
| Change year over year | up 3.5% | up 15.1% |
| Median days on market | 48 | 60 |
| Sale price vs list price | 98.9% | 96.5% |
| Sales in that window | 22 | 14 |
Look at that last row before you trust the first one. Twenty-two sales and fourteen sales. That's a tiny sample.
Redfin's single-month figure for East Hill in September 2026 was $674,811. For Cordova Park in August it was $498,759. Same neighborhoods, wildly different numbers, because one big renovated house closing in a slow month moves the whole median.
Here's what the table does tell you. East Hill homes sell a little faster and closer to asking. Cordova Park buyers have a bit more room to negotiate.
The houses are the real difference
East Hill is old Pensacola. Craftsman bungalows from the 1910s and 1920s, Victorian cottages, four-squares, big front porches, hardwood floors. The north end has more mid-century ranches. You'll also see new infill where an old house came down.
The tradeoff is space. Lots are smaller, and a lot of the older homes have little or no garage and not much storage.
Cordova Park is mostly 1950s and 1960s brick ranches. Single story, set back on bigger lots, shaded by mature live oaks. The largest lots are generally north of Summit. Cordova Place, a pocket of about 75 homes built in the 1990s, is its own thing with larger, newer houses.
So if you want character and you're fine with a smaller yard, East Hill. If you want a garage, a big backyard and a one-story layout, Cordova Park usually wins.
Walkability vs elbow room
East Hill is one of the few Pensacola neighborhoods where you can actually walk to dinner. The core is about ten minutes on foot from 12th Avenue. Ozone's Pizza, A Mano Panino and Lamonte Gelato are all in the old Sacred Heart building, and Alga Beer Co. is right there too.
Then there's Bayview Park on Bayou Texar. Boat launch, dog park, tennis, kayak and paddleboard rentals. Honestly that park sells a lot of East Hill houses on its own.
Cordova Park is a drive-everywhere neighborhood. Redfin gives it a Walk Score of 18. What you get instead is quiet streets, bigger yards, and Cordova Mall and the Airport Boulevard corridor a few minutes away. Hitzman-Optimist Park, with its disc golf course and dog parks, is just north.
Both are about 10 minutes from downtown and 10 to 15 minutes from Pensacola International Airport. Neither one is a long commute.
Insurance and older homes
This is where buyers in both neighborhoods get surprised.
Almost every home in either area is old enough that your insurer will want a 4-point inspection. That covers the roof, electrical, plumbing and HVAC. The usual deal breakers are old Federal Pacific or Zinsco panels, cloth wiring, galvanized or polybutylene pipes, and a roof near the end of its life.
The roof matters most. One local estimate puts a renovated East Hill home with a newer roof and hurricane straps around $1,500 a year to insure, and the same house without those upgrades at $3,500 or more. I've seen that gap play out over and over.
Flood is street by street. Most of East Hill is Zone X, but homes close to Bayou Texar, including parts of Bayou Boulevard, can be Zone AE. Cordova Park also borders the bayou on its south side. Check the FEMA map for the exact address and get real quotes during your inspection period.
If schools are part of your decision, both neighborhoods are in the Escambia County School District and zoning changes street by street. Use the district's School Zone Lookup on the exact address before you write an offer.
So which one should you buy?
East Hill makes sense if you want historic character, you want to walk to restaurants and Bayview Park, and you're okay with a smaller lot and an older house that may need some updating. You'll pay more per square foot for the location.
Cordova Park makes sense if you want a one-story home, a garage and a real backyard, and you don't mind driving to get coffee. You'll usually get more house and more land for the money.

The fastest way to decide is to see one of each on the same afternoon. They're five minutes apart. Most people know which one they are by the second house.
I've sold more than 1,300 homes across this market since 2017, and I'll tell you straight which one fits your budget and the way you actually live.
